TwentyTwo Real Estate acquired GreenBerry, an 80,000 sqm logistics hub in Bourges, from BEG Group on behalf of TwentyTwo Real Estate Fund III
TwentyTwo Real Estate acquired an 80,000m sqm logistics hub in La Chapelle Saint Ursin and Morthomiers towns, near Bourges (Centre-Val de Loire region) from the BEG Group. GreenBerry is centrally located in France, close to several motorways and a rich transport hub facilitating its direct connection to Bourges.
The construction started in September 2022 with delivery scheduled for the 4th quarter of 2023, the platform for rent offers back-to-back cells, including four 1,500 sqm cells for flammable hazardous products and five 12,000 sqm cells.
The site, will have BREEAM Very Good certification, will meet the latest requirements in terms of sustainable development, including the commitments of the Afilog Charter. Its roof will be used to develop a photovoltaic power plant generating an annual production of approximately 9,000 MWh, equivalent to the annual energy consumption of 4,500 people.
“We are very pleased with this transaction, which is in line with our strategy of investing in the logistics segment, considering its strong fundamentals. In the context of growing scarcity of supply, especially for large platforms, this site will offer users a next-generation, quickly available hub, easily connected to Paris in 2.5 hours, Lyon in 3 hours and 90% of France in 6 hours.
The central location, the proximity of the Bourges employment area and the superior technical and environmental specifications of GreenBerry make this platform a valuable site for future users”, says Nicolas Lutgé, Commercial Real Estate Director of TwentyTwo Real Estate.
